A smart capital project pays for itself in resident use, retention, and reputation. This fall, our team transformed an underused tennis court at Villas at Waterchase into a modern multi-sport court that now supports basketball and small-sided soccer—often at the same time. The result is a bold, low-maintenance amenity that feels brand-new without adding square footage or staff workload.

Aging single-use courts drift from “amenity” to “liability.” Worn surfaces dull the experience, lines fade, and the space serves too few residents for the footprint it occupies. Balls escape into walkways, scheduling conflicts stack up, and complaints trickle in. Ownership needed a solution that increased capacity, improved safety, and created visible value—with minimal disruption to daily operations.
We delivered a turnkey design and installation, coordinating final layout and colors with ownership so the court reflects the community’s look and needs. The new design features a split-court configuration that enables concurrent play—basketball on one half, futsal on the other—so more residents can participate without waiting on a time slot.

Modern, durable surface. We refreshed the court with a high-performance, textured coating designed for traction, UV stability, and easy upkeep. The bold color palette doubles as wayfinding: zones are clear at a glance, and play flows naturally.

Safer, contained play. Updated containment (end fencing and a central divider) helps keep balls on the court and walkways clear, so play feels focused and spectators feel safe.
Better access. A streamlined gate location and a clean threshold make entry, exit, and quick staff checks straightforward.
Minimal disruption, clean turnover. We staged the work to limit downtime, secured the site during installation, and handed over with a final walkthrough and documentation set (renderings and surface plan) so management has a clear record of what was delivered.
