Thank You, Portico: What a Real Partnership Looks Like On Site

On Tuesday, September 15, 360 Apartment Renovations hosted the Portico Property Management team. It was our first event together, and the room was full: Property Managers, Regional Managers and vice presidents from across Portico, most of them in matching Portico T-shirts.


Portico communities in Dallas–Fort Worth already trust 360 with their apartment turns, the first of them since 2024. Now the two companies are building a broader partnership, and a partnership runs on people who know each other by name. We wanted the Portico team to meet ours.

Our Dallas–Fort Worth account managers were there to meet Portico teams one-on-one. There was a buffet, and a navy 360 tumbler waited on every table: a small thank-you for taking time out of a busy week.

What happened next


The conversations didn't end at the door. In the two weeks after the event, our account managers visited Portico communities across Dallas–Fort Worth. A new community started using the 360 Customer Portal. And new work came in, including a request for an HVAC replacement estimate the very next day.


That is the partnership in action: the partner that handles a community's turns can also price its HVAC replacement, with no new vendor to find and vet.


What the partnership gives an on-site team


For Portico communities, and for any management company considering the same model, here is what changes day to day:


  • One call, every trade. More than 20 services, from paint, resurfacing, make ready and housekeeping to plumbing, HVAC, flooring and capital projects, under one schedule, one invoice and one point of contact. A unit that needs paint, a resurfaced tub and a clean before move-in is one request, not three vendor calls.

  • A dedicated account manager. One person who knows your properties, checks in regularly, handles escalations, trains your staff on the Portal and brings monthly KPI reports.

  • Live status and photo proof. In the 360 Customer Portal, your team submits requests with photos and notes, follows each job in real time and sees before-and-after photos on every job. When a Regional Manager asks where a unit stands, the answer is already on screen.

  • Work that stays done. No-charge callbacks until the job meets expectations. Turn punch items carry a 7-day warranty; renovations, capital projects and specialty work carry 12 months.


Rewards that come back to the team


360 Care Rewards is our loyalty program: rewarding every turn you make. Every completed job, in any trade, earns points. On-time payments, referrals and seasonal packages earn bonus points. Points show up in the Portal dashboard and move you up through five tiers, from Bronze to Diamond.


Points turn into rebates and free services, such as a complimentary Make Ready upgrade, as well as gift cards for on-site teams and team celebrations. The work a community already orders comes back as value for the people who keep it running.


Where it goes from here


The partnership is growing beyond Dallas–Fort Worth. Conversations have opened with Portico teams in Houston and Austin, and a new Austin community signed on with 360 at the end of September. 360 serves Dallas–Fort Worth, Houston, Austin and San Antonio with more than 100 technicians across Texas, so the same model (one partner, one portal, one rewards program) can follow Portico from one metro to the next.
